Block Manager

As Block Manager you will be the named, accountable lead for a portfolio of blocks—delivering the personal, rigorous service that freeholders, RTM directors and residents actually notice. Your decisions on finance, safety and maintenance will cut headaches, protect value and keep us the agent people choose because we make their lives easier.
- Own a named portfolio and deliver 100% on-time statutory compliance (fire risk assessments, Building Safety Act duties, insurance and company filings) with zero regulatory breaches.
- Prepare, consult and collect service-charge budgets so that year-end accounts are issued within 6 months and arrears stay below 5% of demand.
- Commission and oversee planned and reactive works, completing 90% of routine repairs inside SLA and delivering major-works projects on budget and to resident satisfaction scores of 8/10 or higher.
- Run the first-year handover plan for every new instruction so that directors receive a clear roadmap, portal access and a named manager within 14 days of instruction.
- Chair or support AGMs and board meetings, producing minutes and action logs that directors rate as “clear and useful” in quarterly feedback.
- Identify and close at least two energy or risk-reduction opportunities per block each year, documenting savings and safety gains for residents and insurers.
You will report to a Regional Director, work alongside a dedicated accounts, legal and surveying team, and have full use of our client portal, compliance software and a realistic maintenance budget. We are big enough to resource properly, small enough that you stay the single point of contact.
- Proven track record managing residential blocks or RTM companies in the UK, including service-charge accounting and statutory compliance.
- Working knowledge of the Building Safety Act, fire-safety legislation and RICS/TPI codes of practice.
- Ability to produce accurate budgets, chase arrears and explain finances in plain English to non-specialist directors.
- Experience specifying, tendering and supervising both day-to-day repairs and major works.
- Calm, proactive communicator who builds trust with residents and volunteer directors.
