Block Manager
Location: Cambridge
Salary: Up to £45,000 depending on experience
Working pattern: Hybrid, 2 days in the office and 3 days working from home
Overview
An established and well regarded property business is looking to appoint an experienced Block Manager to manage a residential portfolio in and around Cambridge. This is a client focused role with an emphasis on service quality, relationship management, and long term asset care rather than volume led management.
The position would suit a Block Manager who values autonomy, structured support, and the ability to balance office collaboration with home working.
Key Responsibilities
• Day to day management of a residential block portfolio
• Acting as the main point of contact for leaseholders, directors, and managing agents
• Preparing and managing service charge budgets and expenditure
• Overseeing planned and reactive maintenance works
• Instructing and managing contractors, ensuring compliance and value for money
• Conducting site inspections and reporting on building condition
• Managing Section 20 consultations where required
• Attending and supporting resident and director meetings
• Ensuring compliance with relevant legislation, leases, and TPI standards
• Working closely with internal finance and administration teams
Experience and Requirements
• Proven experience managing residential blocks
• Good working knowledge of service charges, budgets, and lease interpretation
• Confident communicator with strong stakeholder management skills
• Organised, proactive, and commercially aware
• Familiarity with property management systems such as Qube, TRAMPS or similar
• TPI qualification or working towards would be advantageous
• Full UK driving licence
